Commercial Lease
Between the undersigned
The Lessor: Lessor name, residing at Lessor address.
The Lessee: Lessee name, Lessee legal form, with registered office at Lessee address, SIRET Lessee SIRET, represented by Lessee representative.
Article 1 – Purpose
The Lessor leases to the Lessee the premises located at Premises address, with a surface area of Surface area (sqm) sqm, for use as Premises use.
Article 2 – Duration
The lease is granted for a period of Lease duration starting from Lease start date. It is renewable under the conditions provided by Articles L.145-1 et seq. of the French Commercial Code.
Article 3 – Rent
The annual rent is set at Annual rent excl. tax (EUR) EUR excl. tax, payable Payment frequency. The rent shall be revised Rent revision clause.
Article 4 – Security deposit
The Lessee shall pay a security deposit of Security deposit (EUR) EUR upon signing the lease.
Article 5 – Service charges
Service charges include: Service charges. They are allocated according to Charge allocation.
Article 6 – Works
Routine maintenance works are the responsibility of the Lessee. Major repairs (Article 606 of the French Civil Code) are the responsibility of the Lessor.
Article 7 – Termination
The Lessee may give notice at the end of each three-year period, with Notice period notice by registered letter or extrajudicial act.
